What Do the New Requirements Mean
for Real Property Transactions?

Dear EEA Friend: 

The Phase I Environmental Site Assessment is a first step in the environmental due diligence process for all involved in the commercial real estate market.  When EPA first released the new Phase I regulations, the All Appropriate Inquiry (AAI) Rule (40 CFR Part 312), back in November of 2005, there was a gradual transition by developers and banks to recognize the new  requirements and, at the same time, some uncertainty as to how the new regulations would affect property transactions.  In addition, the new requirements put the environmental consultant to the challenge to maintain an affordable and timely product to the client.  EEA outlines the AAI rule here to provide a clear understanding of how it affects the commercial real estate industry.  Link to www.eeaconsultants.com to read the full article.
